Overview

Flagging & Setts

Setts are natural or manufactured stone blocks laid to create durable, characterful paving. Ideal for roads, driveways, walkways and public spaces where longevity and visual appeal matter.

Monk Of Colne combines traditional craft with modern methods to lay, align and seal setts with precision — delivering robust, even surfaces that handle heavy use and weather. Our teams are just as comfortable on heritage restoration work as on a new-build public realm scheme.

Careful planning, accurate setting-out and attention to joint detail give you a finish that sits squarely in its setting — whether that’s a cobbled courtyard, a conservation street or a modern entrance feature.

Expect minimal disruption, clear communication and finishes that enhance heritage, urban and residential settings for the long term.

Why Choose Us

Why Choose Our Flagging & Setts Service

A complete service that blends skilled workmanship with proven techniques for quality and durability on every project.

01

Full self-delivery service

We handle everything in-house — from planning to completion — using our own teams and equipment for competitive pricing, swift delivery and consistent quality.

From planning to completion, a single Monk Of Colne team carries the work through — surveyors, groundworkers and pavers working under one roof. That removes hand-offs, keeps pricing competitive and gives you clear accountability at every stage.

02

Precision installation

Experienced installers use specialist tools and methods to achieve accurate levels, tight joints and reliable drainage for a long-lasting, attractive finish.

Sett and flag work rewards patience. Our teams set out carefully, choose the right bedding and jointing materials for the stone and traffic type, and hand-cut edges so the finished pattern reads clean — whether that’s a heritage cobbled street or a modern courtyard.

03

Safety first

Rigorous procedures, regular training and modern equipment keep our sites safe for clients, crews and the public.

Heritage and public-realm settings often mean working near pedestrians and live traffic. Documented procedures, proper segregation, trained crews and well-maintained equipment keep our sites safe for everyone — while keeping the programme moving.

04

Customer satisfaction

Clear updates, practical aftercare and proactive follow-ups ensure your paving performs and looks its best for years.

Our commitment continues after the last sett is laid. Regular updates during the build, a thorough walk-through on handover and follow-up visits from our mobile support team help keep the pavement looking crisp — addressing settlement, jointing or edge attention early if it’s needed.

FAQs

Frequently asked questions

What’s the difference between flags and setts?

Flags are larger, flatter paving slabs — typically used for footways, patios and large pedestrian areas. Setts are smaller stone blocks laid in patterns, suited to driveways, roads and feature areas where you want texture, character and trafficability.

Natural stone or manufactured setts — which is right for me?

Natural stone gives genuine character and a finish that weathers beautifully — ideal for heritage and high-end projects. Manufactured concrete setts offer consistent sizing, colour options and usually a more economical route to a clean, modern pattern. We’ll talk through both at the survey.

Can you work on heritage or listed sites?

Yes — we regularly undertake sympathetic repair, re-lay and new-build work in conservation and heritage settings, coordinating with conservation officers where required and matching stone, bond and jointing to existing work.

How are setts jointed?

Jointing choice depends on traffic, location and look — options range from sand and cement mortar through resin-based jointing compounds to looser sand joints for decorative work. We’ll specify what gives you the best combination of appearance, durability and drainage for the site.

How do I maintain a sett or flagged surface?

Keep joints clear of weeds, sweep regularly and rinse occasionally. Well-installed setts need very little intervention. If a joint starts to fail or a flag settles, prompt attention — which we can handle via our follow-up service — keeps the whole surface sound.

Can setts handle vehicle traffic?

Yes — with the right base, bedding and jointing spec, setts cope well with driveways, estate roads and delivery areas. We spec the construction to match the expected load, from pedestrian areas through to HGV routes.
